What We Do
- Vacant properties – Coordinate all vacancy / turn over repairs, lawn care / snow removal and utility management & payment.
- Advertise and market the property for rent
- Show the property to potential tenants
- Qualify and screen all potential tenants (Credit, Employment, Income and Landlord Verifications)
- Draft lease agreements and coordinate tenant move in
- Coordinate all lease renewals
- Monthly rent collections
- Monthly accounting statements & payments
- Invoice payment
- Coordinate city rental inspections and repairs (If applicable)
- Coordinate all maintenance requests / work orders
- Handle all tenant communications
- On call 24/7 for any property emergencies
- Water / Sewer bill audits
- City violation audits (Grass, weeds, snow and other)
- Conduct annual property inspections, replace furnace filters and test smoke alarm batteries and gutter cleaning
- Move out inspections and security deposit accounting
- Hold security deposits in accordance with State of Michigan laws.
